Frequently Asked Questions – Tenants
You can pay your rent through your online portal set up for you when you move in, or you may also pay by check at our office. We do not accept cash.
Late fees are assessed starting the 6th day of each month with an additional charge beginning on the 10th. Returned checks or e-pay are also subject to late fees until the date they are fully paid.
You should submit a maintenance request in your tenant portal which is the same place you pay rent. All request should be submitted online unless it is an emergency in which case you should call in.
The following are considered emergencies:
– Property hazard (any hazard that may cause harm to the property or a person).
– Fire, smoke or burning odor (call 911).
– Flooding or running water that cannot be stopped or contained until the next morning. – No heat (if outside temperature is below 55 degrees).
– No A/C (if outside temperature is above 90 degrees).
– Any entry door that won’t lock or unlock. (Lock-outs are not considered an emergency! If it’s after hours, call a locksmith.)
– Any unsecured entry where the resident’s safety is jeopardized.
– Toilet is not working (if there is only one bathroom).
– Refrigerator is not cooling.
– A/C unit is leaking water.IMPORTANT! Any non-emergency call that is called in after hours as an emergency will be charged a fee of $75.
You are responsible for keeping sinks and toilets free of clogs.
Maintaining the HVAC system by changing filters on a regular basis (at least once every 12 weeks).
Checking circuit breakers and GFCI outlets (the ones with the little push-in breakers) before submitting requests.
Keeping garbage disposal free of foreign objects and using any reset button before submitting requests.
Unnecessary maintenance calls or repairs that are the responsibility of the tenant will be charged directly to tenant!
Unless otherwise stated, the tenant is responsible for maintaining the yard which includes cutting the grass (2 times per month from May-November), edging, weeding yard, removing debris, keeping shrubs trimmed and gutters free of debris. We offer landscaping services to tenants who are interested. Speak with our property manager for pricing and quotes.

Inputting into the local MLS also allows your listing to be seen by more than 3,000 real estate agents. We also hire professional photographers to photograph your home so that it is shown in its best possible light. In addition to the online marketing, we install on-site signage and fliers when necessary.
We direct deposit funds by the end of each month along with electronic statements, which show subtracted fees and any maintenance or utility expenses. All invoices and reports are available at any time through our property owner portal.
We make every effort to have rent collected on time each month. We have an internal collections process which consists of phone calls, email, and letters. In the event we are unable to collect rent, we will handle the eviction and collection process for you as prescribed by any applicable laws and regulations.
We handle all maintenance issues on your behalf. Our list of vendors includes topnotch repairmen who can make proper and timely repairs. We will contact you for approval for any repair that costs more than $250 unless we are directed differently by you the owner.
The cost of repairs will be deducted from the rent amount each month.Yes, you can or cause to have performed your own repairs for non-emergency situations, but they must be completed within 5 days of our office receiving the repair request. Any repairs that require a licensed tradesperson must be completed by someone with the proper license. We always prefer that you let us handle repairs on your behalf.
You can access all of your financials 24/7 on the online owner portal that is set up for you. From there you can run reports, track financials and access copies of repair invoices for your records.
